The areas that come up most are Old Cayce, Granby, Avenues, State Street, Knox Abbott corridor, Airport Boulevard and Dixiana.

Do not average them together — they do not trade alike. Schools run through Lexington School District Two, and in the Midlands the attendance zone is frequently the largest non-condition variable in both rent and resale.

Everything is close. The university campus, the airport and downtown Columbia are each a short drive, bus routes reach the city, and a genuine share of residents commute in single-digit minutes.

  1. Value it fully renovated using sales inside the same Cayce submarket, same property type, ideally within six months.
  2. Scope the work line by line, with the local recurring items already on the list rather than discovered later.
  3. Price the hold — taxes, insurance, utilities and financing for the full renovation and marketing period.

It is also a poor fit for anyone underwriting on appreciation. The riverfront and the Knox Abbott corridor are drawing investment that a city this size would not normally attract, largely because the land is close in and was cheap for a long time. Buy on the numbers the property produces today; if it appreciates, that is a bonus you did not pay for.

You are mostly buying tidy 1940s–1960s cottages and ranches in Old Cayce, larger lots toward Dixiana, and a slow trickle of renovation-driven resale along the Avenues.
